The booking

• Confirmed once payment is received in full; a reference is emailed to you.
• Maximum occupancy is 8 guests. Check-in from 15:00, check-out by 11:00.
• 100% of the total is due at booking, processed securely by Stripe.

Cancellation policy

Two rate types are available at booking time:

• Refundable — standard rate. Full refund if cancelled 30 or more days before check-in. No refund inside 30 days or for no-shows.
• Non-refundable — 10% discounted rate. No automatic refund; the host may, at their discretion, issue a full or partial refund in exceptional circumstances.

To cancel a refundable booking, use the Manage booking page with your email and booking reference. Refunds return to the original payment method, usually within 5–10 business days.

By completing a booking you accept this policy. Deadlines are calculated in UK time (Europe/London, including British Summer Time), measured in whole calendar days before your check-in date.

Payments, chargebacks & disputes

• Charges appear on your statement as BomoBNB.
• If you don't recognise a charge or believe you're owed a refund, contact us first at booking@bomobnb.com — we can usually resolve it faster than a bank dispute.
• If you raise a chargeback for a payment that isn't refundable under this policy, we may dispute it and provide evidence of your booking and acceptance of these terms, and recover any resulting fees from you.

House rules & responsibilities

• Children welcome · no pets · no smoking · not wheelchair accessible · 24/7 access.
• Please leave the property in a reasonable condition; damage beyond normal wear may be charged.
• Damage beyond normal wear and tear may be charged to your payment method, up to the cost of repair plus a reasonable admin fee, with evidence provided first.
• Our liability for any booking-related claim is limited to the amount you paid.
